1. General Information
Broadgate Huts is a bespoke designer and manufacturer of luxury Shepherd’s Huts, oak frame structures, and equestrian buildings. These Terms and Conditions (the “Agreement”) govern the use of our website, including the process of consultation, ordering, payment, and installation of custom builds. By accessing our website, you agree to these Terms and Conditions.

2. Product Pricing & Consultation
All product prices on the website are listed as “from” prices, reflecting a starting price that is subject to change based on the specifics of each custom project. These prices do not include VAT, installation fees, or additional services unless specified otherwise.

• Consultation: You can book a free online design consultation or a home visit (within a 50-mile radius of Barnsley). During this consultation, we will discuss your requirements, vision, and any details relevant to the custom build.
   

3. Ordering Process
Once your design and lead time are agreed upon during the consultation, the order is placed. An initial 40% deposit is required at this stage to confirm the order. The remaining payments are due as follows:

• 40% due upon completion of the hut or structure.

• 20% due on delivery.

We will provide you with regular updates at key points throughout the build, if desired.

4. Installation
Installation of your custom-built hut, oak frame, or field shelter can be accommodated at an additional cost, which will be confirmed during your consultation. Please note that installation services may incur extra charges depending on the complexity and location of the installation.

5. Photos and Content Usage
All photos and images featured on the website, including but not limited to project photos, designs, and product images, are the exclusive property of Broadgate Huts. These images cannot be used, reproduced, or distributed by any third parties without our express written consent.

6. Intellectual Property
All content on our website, including but not limited to images, text, logos, graphics, and design elements, is owned by Broadgate Huts or licensed to us. You may not use, copy, or reproduce any content from this site without prior permission.

7. Limitation of Liability
Broadgate Huts will not be held liable for any direct, indirect, incidental, special, or consequential damages resulting from the use or inability to use the website or the products offered. We are also not liable for delays in production or delivery due to external factors such as weather, supply chain issues, or other events outside our control.

8. Accuracy of Information
We make every effort to ensure that the information on the website, including product descriptions and prices, is accurate. However, we do not guarantee that the content is error-free, and reserve the right to make updates and corrections as needed. Prices and product details are subject to change without notice.

9. Governing Law
These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes relating to these Terms and Conditions will be subject to the exclusive jurisdiction of the courts of England and Wales.

10. Payment Terms
Payments for your custom build are made as agreed upon during the consultation process. We accept payments via bank transfer or other methods as specified during the ordering process.

11. Force Majeure
We are not liable for failure to meet agreed timelines or any part of this agreement caused by circumstances beyond our reasonable control, including but not limited to strikes, weather conditions, supply chain disruptions, or government restrictions.

12. Cancellation & Refund Policy

• Cancellation before the deposit is paid: If you decide to cancel your order before the deposit is made, no charges will be incurred.

• Cancellation after the deposit is paid: If the order is canceled after the deposit is paid, the deposit is non-refundable as it covers costs incurred during the design and planning stages.

• Refunds: Given the bespoke nature of our products, no refunds will be issued unlss agreed upon under exceptional circumstances, such as failure to meet the agreed specifications.
   

13. Privacy Policy
We respect your privacy. Any personal information collected through our website will be handled in accordance with our Privacy Policy. This includes information gathered during the consultation process, which is used solely for the purposes of completing your custom order and ensuring smooth communication throughout the project.

14. Modifications to the Terms
Broadgate Huts reserves the right to update, modify, or change these Terms and Conditions at any time. Any changes will be posted on this page, and the date of the last update will be noted at the bottom of the page. It is your responsibility to review these Terms periodically to stay informed of any changes.
